Public VS Private Property. Knowing The Boundaries.

Post Image TMD understands that some residents are willing to beautify the neighborhood area by landscaping certain areas outside their own property. We noticed that some have replaced the grass planted by TMD with other types of planting, while others plant flowers or small trees on public land in front of their house including the median of the road.

Of course, TMD appreciates that our residents are keen to create and beautify gardens. Everybody has their own ideas and as such, every resident has their own way of landscaping their private gardens and yards. There lies the beauty of seeing the different creations as the garden blossoms and burst with colours at different times, depending on the growing season of each plant and floral variety.

To bring this together and to establish harmony are the public green areas maintained by TMD.

These public areas are the land located in front of, and on the sides of the private property, or so-called Right-of Way (ROW). The ROW is the common land owned by the developers which is managed by TMD. ROW areas include parts of the asphalted road up to the field of grass on both sides which is also commonly called the green open space (RTH). The responsibility for the maintenance of the entire ROW and RTH area is TMD’s, except for certain cases.

Therefore, no planted landscaping can be moved, removed, or destroyed, unless there is written permission and approved by TMD. The landscaping includes trees, shrubs, grasses, and the road equipment, such as street lighting.

TMD seeks the cooperation of all residents who want to contribute on public lands to discuss with us beforehand their plan by sending sketches. If someday, for example, there will be sidewalks built or underground network repairs, landscaping done in that area will have to be dismantled. We would love to hear your ideas first before we embark on a landscaping project together to ensure that you can also enjoy the results of your efforts for a long time.

It is important to note that planting activities in the green open space or public property should always consider the aesthetic value and the original design. The Lippo Village master plan designed view corridors that have been considered so as not to disturb the scenery along the way. Safety is also a major consideration to ensure that children riding bicycles, pedestrians and pets are not endangered with random, cluttered planting. TMD will dismantle and remove any plants that are considered dangerous or unsuitable.

Sad to note that certain trees on the public area fronting private properties have been removed. TMD does not give consent to anyone wanting to remove any tree on the median, sidewalk or public areas. Removal of any tree or destroying the greenery on the roadside cannot be allowed.

If any damage is caused to any tree or plant, replacement will be required. All costs related to the replacement ranging from the number, size and type of the trees destroyed will be charged to the offender.
